Standford Medicine
The interiors were designed with modern aesthetics, featuring bright colors, efficient workspaces, and open, collaborative areas to enhance productivity. As part of the phased construction, we also developed a full-service café to offer convenient and healthy dining options for employees. Beyond office spaces, our work extended to Stanford Medical, where we built medical offices, custom cabinetry, a surgery room, and a warehouse facility to support their expanding operations.
Holiday Inn Express – (Livermore)
Our company successfully completed a comprehensive renovation project for Holiday Inn Express, encompassing various areas of their establishment. We executed the tenant improvement (TI) and refurbishment of their lobby, kitchen, guest rooms, conference rooms, and common areas. Additionally, we extended our expertise to enhance the parking lot, ensuring a seamless experience for visitors. Our team’s meticulous attention to detail and commitment to delivering high-quality results allowed us to transform these spaces, creating a refreshed and modern environment that aligns with the hotel’s standards and vision. Projects, including Lobby, Restaurant, Ball Room renovations, bathroom renovations and upgrades and mechanical retrofits. Brand new office space, with all glass conference rooms.
Scope: New glass skylights, new conference room, new executive offices and a very high end lobby area. Performed value engineering work with owner, secured permits, did estimating, and project management during construction.
EA Sports
EA Sports acquires and develops high quality Video games within the Silicon Valley and the San Francisco Peninsula, including a 302,000 square foot office Class A building in Redwood Shores, and a 150,000 square foot, two- building office project in the Redwood City . EA has continuously used BAINS Development to do commercial office, training room, and conference and break room facilities.
AKON Inc (Medical and Cleanroom)
San Jose and Remote Offices Southern California AKON Inc. runs an ISO 9001-2000 and ISO 13485-2003 certified manufacturing operation providing custom products for US Army and US Airforce for diagnostics use in F-16 planes and tanks. AKON contracted with BAINS DEVELOPMENT to provide a fast-track 20,000-square foot office, clean room, controlled assembly, and research and development facility which was completed in 2005. Scope of Work: Complete rebuild of outside Façade, New ground up Kitchen, new Laterals connecting to the city main and drain system, new glass and lobby design including ADA bathrooms that were integrated in the design with more demand, we also value engineered savings of more than 10 percent of the total project valuation without compromising aesthetics.
Bio-Rad Laboratories (Benicia)
The Northern California/Pacific Northwest Region Office of Bio-Rad medical which includes laboratories, server rooms, throughout north and east bay area. The office is dedicated to maximizing operational efficiencies and creating a quality environment for its medical members. To meet the evolving needs of the tenants, we demolished a section of an existing building and built a 4,500-square-foot sales office, complete with cubicles, offices and conference rooms. Since the completion of that project in 2006.

One of the largest privately held real estate firms in the Greater San Francisco Bay Area, Westlake Development owns both commercial and residential real estate. BAINS DEVELOPMENT completed several fast-track projects for Westlake Development in 2006, including Class A tenant improvements throughout San Francisco, San Mateo, Oakland and throughout the Bay Area.
